About
The business in short: the El Mirage properties we work on, how a job gets scoped and priced in writing, and the kinds of work we say no to.
What the business does, and what it leaves to others
We find leaks in houses and small residential buildings: under floors, along buried supply lines, in pools and in irrigation. We do not restore water damage, and the repair after a leak is found is quoted as a separate job.
Every price on this site is an estimated range that the trade publishes, and says so. There is no verified local average, so none is printed, and your own figure is a written quote given before the visit starts.
The free checks are on the pages as well — the meter test, the hot-and-cold split, the pool bucket test. They save some people a visit, and we would rather that than charge to confirm something the meter already said.
- Locating only; repairs quoted separately
- No water-damage restoration
- No subscription inspections on a sound house
- Told on the call when the meter test says no leak

How it runs
Four steps, no surprises
Wear parts ruled out first, the leak marked, and any repair quoted as a separate job.
Run the meter test before the visit
Shut every fixture, set the sprinkler controller to off and pause any pool autofill. If the meter's small leak dial creeps, something is drawing water. If it sits dead still at two checks an hour apart, the odds swing toward the bill or the reading rather than a pipe.
Tell us the year and the plan
When the house was built, roughly how big it is, and whether it has a pool or a drip system. In a city built this quickly, the build year is a fair guide to how old the original valves and connections are.
We isolate one system at a time
House, irrigation, pool and the buried supply are separated with valves and gauges, one by one, so the search is confined to the system that is losing water before any listening or thermal work begins.
The spot is marked and written up
You get the location marked, the readings and the method that found it, and what the repair is likely to involve. The repair is a separate quote, and the written finding is yours to take to any plumber you choose.
Before you choose
Five questions worth asking anyone, us included
None of them needs a plumber to answer, and every answer can be checked.
Did anyone ask when the house was built?
In a city plumbed in one burst, the build year says which original parts are likely worn. A plan made without asking it was made without the most useful fact about the house.
Is the price an estimated range, with its reasons?
Detection sits at an estimated $150 to $400 across the industry. A figure outside that should come with an explanation — a pool, a long buried run, a cold-side slab leak — not just a number.
Is finding it priced apart from fixing it?
It should be. They are different jobs, and a combined figure hides which one you are paying for. A written finding you can take to any plumber is worth asking for.
Will they say so if the meter test already answers it?
A still dial with everything off means there is nothing to find yet. Hearing that on the phone, before anyone books a visit, is the clearest sign the rest of the advice is straight too.
What is the Arizona ROC license number?
Arizona licenses contractors through the Registrar of Contractors, and its license search is public and free. Ask for the number and look it up before the visit.
